Discovery

Every potential project begins with an initial Discovery Meeting, where we discuss your goals, scope of work, preferred character and materials, and anticipated budget. Together, we’ll determine which phases of the design process best suit your project. A tailored project proposal is then prepared, outlining the recommended scope and services. Once the proposal is finalized, the design process officially begins.

Pre-Design

TO GATHER

During Pre-Design, we carefully document the existing conditions of your home or site through field measurements, photographs, and review of key building systems and structural elements. We also research preliminary zoning and building code requirements that may help shape the design.​

Schematic Design

TO EXPLORE

During Schematic Design, we explore multiple design solutions that respond to your goals while remaining mindful of budget. Options often range from least intervention, the most budget-conscious approach, to greater intervention, allowing us to explore what’s possible and find the right balance of design, priorities, and investment.​

Design Development

TO REFINE

Once a direction is chosen through Schematic Design, we begin developing and refining the details, including layouts, building systems, materials, and key design elements. Visualizations are included to explore initial material and color selections and help you feel confident in those decisions. At the end of this phase, the drawing set can be shared with potential contractors for preliminary bidding and budget feedback.​

Construction Documents

TO DETAIL

During this phase, the design intent and scope of work are translated into a detailed, dimensioned, and annotated drawing set. These drawings are used for final bidding, permitting, and construction, giving contractors the information needed to provide more accurate pricing and bring the design to life.​

Construction Administration

TO BUILD

During Construction Administration, your home begins to take shape. North Drawn Design remains involved as your advocate throughout construction, performing site visits, reviewing shop drawings and material selections, and observing the work for general conformance with the Construction Documents. The goal is to help the process run smoothly while carrying the design we created together through to the finished home.​
