Every project begins with an initial ‘Vision Meeting,’ where we discuss the scope of your project, the desired character and material palette envisioned, and your expected budget. After our Vision Meeting, we can determine what phases will best suit your project. Below is the general breakdown of the phases of design.

pre-design
In this phase, I perform a careful analysis of your home’s (or site’s) existing conditions. Here we take measurements of your home, make note of important systems in your home (HVAC, plumbing, load-bearing walls, etc), and take numerous photos. Also in this phase is the study of preliminary building and zoning code requirements.
schematic design
At this phase, multiple design solutions are created that reflect the needed changes to your home while recognizing budgetary constraints. The solutions here will often be presented in terms of least intervention (most budget-friendly) to most intervention (biggest budget). Design solutions in this phase will be presented in a hand drawn manner. The purpose of this is very intentional – hand drawn solutions tend to feel loose and adaptable, giving the homeowner agency to suggest design changes.
design development
Once a direction has been chosen from the options laid out in Schematic Design, the design will be refined and matured. Here we get into the details, getting specific with layout, systems and materials. At this phase, visualizations can be created that reflect material and color choices to help the homeowner feel confident in their finish selections. This drawing set can be used to get preliminary budget estimates from potential contractors.
construction documents
In this phase, the design intent and scope of work is clearly illustrated through a detailed, dimensioned and annotated drawing set. This work can be used to communicate with contractors who can use the drawing set to provide a homeowner a more accurate estimate of construction costs.
bidding
During this phase, help is offered to assist you in choosing potential contractors and requesting bids. Any necessary drawings needed for permit application can be provided.
construction administration
In this phase, your home starts to take shape. To ensure your construction process goes smoothly, North Drawn Design can serve as your home advocate - performing site visits, reviewing shop drawings, inspecting material choices, and checking for general conformance with the Construction Documents to help ensure that the construction phase gives you the home we conjured up together in the design phases!
